Risby Homes

Your essential guide to moving home

We’re preparing for our first residents to move into The Vines over the coming weeks, which is always a busy time as we work to make sure everything is perfect for our new arrivals.

From site inspections to landscaping, photography to welcome hampers, to the final sparkle clean, our Sales Team handles the whole process, to make moving day as seamless as possible.

Every home on The Vines is signed off by Premier Guarantee and we do our own comprehensive quality checks ahead of walking our buyers around their property a week before they get the keys.

In celebration, and to help our homebuyers prepare for their move, we’ve pulled together a list of everything you need to think about when you’re moving house.

We’ll cover what you need to think about or keep to hand in the lead up to the big day and what to expect in the days leading up to it moving in day.

PLANNING IS THE KEY

Moving house can be an exciting yet overwhelming experience. Whether you’re relocating across town or to a different village, good planning and communication is key to ensuring a smooth transition.

Moving into a new build home is even more exciting because you’ll be the first people to live at your address. But with this, comes additional administration which our team handles, from registering street names and postcodes to ensure you can get your post and place orders.

BEFORE YOU MOVE IN

Measure up – If you need to visit to measure up, just let us know we’re more than happy to help.

Setting up your internet – to ensure a smooth transition on moving in day you may want to contact Kingston Communications ahead of your moving in date so you can secure an installation slot as close as possible, many people book this for the weekend or the Monday after the move.

Postcode and address – Don’t worry we’ll already have been in touch with the council to register your new street address and postcode. However,  it may take a few weeks for it to appear on address finders online when online shopping, as companies have to update their own database in line with Post Office address updates.

Essential items – one way to make your move less stressful is by having all the essential items you’ll need readily available. We would suggest having a folder which includes your passports, identification documents, lease or mortgage agreements, utility bills, insurance policies, and any legal or financial paperwork.

Home Insurance Cover – you’ll need to set up home insurance cover (contents and building) or contact your existing supplier with your new details. We recommend doing this ahead of moving in day to ensure you’re covered straight away.

Council Tax – You’ll need to contact East Riding Council with regards to setting up your council tax.

Energy Accounts – You’ll also need to set up your energy accounts, Yorkshire Water, Gas and Electric accounts. Your home will be set up with Eon Next for Gas and Electric so you’ll need to contact them directly to confirm if you want to stay or move suppliers. The final meter readings will be given to you on the day of completion.

First night essentials – we recommend packing a first night essentials bag so you have everything you need for the first night in your new home and you don’t need to go rifling through boxes for your toothbrush.

Cleaning products – While your home will have been cleaned before you move in, it’s a good idea to keep a box of cleaning products to hand.

Change of address – This is probably one of the biggest tasks you’ll need to do when you move home. You need to make sure you’ve updated your address wherever it’s held on file. Priorities are with the DVLA and your car insurance policy. Because you could be fined up to £1,000 if you don’t tell the DVLA.

Home Tour  – A week before legal completion, we’ll arrange a tour of your new Risby Home. We’ll show you where the stopcock is and how to use the heating and appliances as well as other features. This tour will give both you and us the opportunity to identify any issues so that we can rectify anything ahead of moving day, in order to ensure a smooth transition when we hand you your keys.

We’ll ensure you have manuals for all your appliances and ahead of your tour we will have done our own quality inspections to check for any issues. As part of your home tour, we suggest walking around the house to check everything looks as it should do. We’ll be there to assist so if you do spot anything rest assured it will be taken care of.

MOVING IN DAY

The moment you’ve been waiting for, moving in day. Once contracts have been exchanged and your home has passed an extensive Quality Assurance Inspection meeting we’ll proceed to legal completion. Our Sales and Customer Care team will be on hand to guide you through this process. Once the solicitors have confirmed monies have been cleared, we’ll formally arrange for you to collect your keys.

Moving day checks – We’ll do moving day checks and meter readings then it’s over to you to pop the champagne, unpack your things and settle into your new home!

7 and 28 day checks – We pride ourselves on great service and customer satisfaction. Within seven days of moving in, we’ll arrange a visit to give you the opportunity to tell us anything that may need rectifying or to answer any further questions. We’ll then contact you again around 28 days after you move in to check again to see if everything is good with your new home.

Customer Care Package – As part of our service we offer a two-year Customer Care package, and our dedicated Customer Care Team remains on hand to help with any enquiries. For extra peace of mind, all our new build homes come with a building warranty covering any structural defects that may appear within the first 10 years.

If you’re curious about a new home and want to come and see the quality of our new build homes for yourself, we would love to welcome you to our Show Home at The Vines, which is open Monday to Sunday from 10am until 4pm.
